Panos Fotaris is the Creative Director of LXCGCY STUDIO, an independent design studio based in Athens, Greece.

Panos had always a passion for art. His first connection with space began at a young age, exploring abandoned buildings and observing their architecture - not only how they had been designed, but how time and usage, had transformed them.

Architecture became his first way of understanding creativity. He saw buildings as portals - an entry to different worlds and ways of living. Around that time, photography was becoming increasingly important. From a very young age, Panos had already started collecting and organising photographs, slowly building a personal visual archive that would continue to grow with him. Architecture remained an important part of that archive, but it was no longer the only one. His attention gradually expanded towards fashion - not simply clothing, but style, character and the way people use what they wear to express who they are. Certain personalities, subcultures and ways of living became just as interesting to him as buildings and spaces. Over the years, the archive became a collection of everything that caught his attention : architecture, interiors, clothes, people, landscapes, objects, details and moments. Some images were his own, others were discovered and kept simply because something about them felt worth remembering. An image may remain forgotten in the archive until an unexpected experience brings it back to the surface, connecting past and present and becoming the inspiration for a new creation. Suddenly, everything finds its meaning.

SPACES

Our first complete construction project was AELIA TINOS, a boutique apartment hotel where LXGCY STUDIO took over and reshaped the original design, transforming the property into seven contemporary holiday residences.

Once completed, AELIA was operated by us, making our first step into the hospitality industry. This gave us the opportunity not only to create its spaced, but also to experience how they worked in real life through the people who stayed in them.

The combination of construction and hospitality naturally shaped what came next : our largest investment project to date.

The new development brought both sides of work together on much larger scale. We built four contemporary two person holiday suites, conceived as our vision of the ideal holiday suite through a minimal Cycladic aesthetic, alongside six residential apartments created for local residents.

The project allowed us to expand our presence in hospitality while establishing LXGCY STUDIO in construction and real estate development. At the same time, it gave the development a wider purpose : creating new hospitality spaces for visitors while also adding much needed homes for the local community.

For us, this became an important part of the way we think about development - creating project that can grow commercially while still contributing to the place and the community around them.

FASHION

The studio’s next step into fashion led to the creation of SSYNDICATE, our clothing brand and a new way to translate our ideas into something that can be worn.

Its first collection, Hollywood World Tour 26 - You Will Fucking Die, is an elegant streetwear collection strongly influenced by underground subculture, which has always been an important part of Panos life and visual world. Rather than simply borrowing its aesthetic, the collection comes from a personal connection with the music, people, environments and ways of expression that exist outside the mainstream.

Once the collection was completed, it was presented through an installation created specifically for the project.

The result was a raw dive into Panos’ inner world, revealing a long period of his life spent balancing between instinctive rawness and the pursuit of temporary pleasure. The installation brought these experiences to the surface, transforming something deeply personal into a physical form of expression.

CHARITY

Giving back is part of the reason SSYNDICATE exists. You Will Fucking Die is a reminder that our time is limited, shifting the focus from what we own to what we can leave behind. For this reason 30% from every SSYNDICATE collection will be dedicated to charitable causes, making contribution a permanent part of the brand rather than a one-time initiative. We are temporary. The impact we leave behind doesn’t have to be.
